How long do you intend to live in your new home? Will you be starting or adding to your family? Do you have any special requirements such as proximity to stores, public transportation, recreation facilities, etc.? These are the sort of things you should consider when deciding what kind of housing you will need--not just now, but also five years from now. Remember, if you intend on moving again relatively soon, you should get a shorter term when choosing your mortgage.Always get an inspection.
Any purchase offer you make should be contingent upon your approval of a qualified home inspector's report, even when buying a new or almost new home. Friends, family, or I will be able to refer you to a good inspector, or you can contact the Better Business Bureau for a list. I can provide at no charge to you a CMA (Comparative Market Analysis) to see what other homes have sold for in the area of your interest. When you purchase a home I will make sure you will receive a Home Warranty Plan. This will protect both the buyer and seller in the event any of the appliances need to be repaired or replaced. If you are getting a new loan the lender will have an appraiser conduct an apprisal to determine the value of the house. Show your home in the best light possible.
While you don't have to keep your house 100% clean all the time, you should make any necessary repairs and perform all major cleanup work BEFORE you start showing your home. There are hundreds of small things you can do to make your house more attractive for a showing, ranging from drawing all the blinds and tightening loose doorknobs to displaying fresh-cut flowers and baking a loaf of bread.
